Bathroom with bath and shower over bath, hand basin, WC, heated towel rail, shelving.

Kitchen:

Fitted kitchen with fan oven, electric hob, fridge with ice box , washing machine/dryer, microwave, combi-boiler, fire blanket and carbon-monoxide detector. Fully equipped with saucepans, crockery, cutlery and cooking utensils.

Living Rooms:

Lounge/dining room. Dining table seats 4 (can seat 6 when extended). One 3-seater sofa, one sofa-bed and a reclining chair with footstool. 32" Flatscreen TV with freeview channels, DVD player, video player, radio/CD player. Selection of films, books and games.

Cleaning/towels/
linen

The apartment is professionally cleaned after each booking.Bed linen and towels are included in rental cost. You can reduce the cost by bringing your own bed linen and towels - deduct £20 from stated price.

 

Notes on accommodation
The property is on  rising ground to the south of Swanage approximately ¼ of a mile from the town centre amenities and convenient for access to the seafront, main beach, Victorian Pier and open Downland. There are three flights of stairs to the front door and no lift. Our Access Statement is available on request, detailing number of steps, door widths and other information relevant to people with mobility or other impairments.

Children are welcome but unfortunately cannot accommodate pets. The property is non-smoking.

Safety

We take health and safety issues very seriously and have taken all precautions to ensure that the accommodation is safe and well maintained. The combi-boiler which supplies hot water and heating to the flat is covered by a maintenance contract with British Gas and is inspected every year (inspection certificate is displayed in the flat). All portable electrical appliances are inspected annually and covered by an electrical certificate (latest issued May 2010). There is a fire-blanket and a carbon-monoxide detector installed in the kitchen. a smoke alarm in the hallway and fire extinguishers in the communal stairway.

Outside
There is a reserved parking space at the back of the house. The parking space is off a narrow lane and might not be suitable for large vehicles. There is also parking on the main road at the front of the property.

Coast/Beach
Swanage beach (2010 Blue Flag Award, Quality Coast Award and recommended by the Good Beach Guide) is approximately ¼ of a mile from the property. The beach has deck chairs and sun loungers for hire and  there are cafes and restaurants nearby. The centre of town is also a few minutes walk away. A short walk from the property are the Downs and from there, there is a path to Durlston Country Park which is part of the wide National Trust area surrounding Swanage. There are numerous walks along coastal paths, cliff tops, fields and forest areas.

Travel & Distances
Although there is no rail connection to Swanage, there are buses which connect Swanage with Wareham, Bournemouth and Poole where there are mainline stations. The nearest bus stop is approximately approximately ¼ of a mile from the property. Wareham station is approximately 11 miles away, Poole 12 miles and Bournemouth 13 miles. The journey to and from Bournemouth can be made via the Sandbanks Ferry, which crosses Poole Harbour. There is a taxi rank by the bus stop in the centre of town.

Further details
Swanage is a small seaside town with a safe sandy beach and several good cafes and restaurants. There are a couple of supermarkets in the town centre: Co-op and Budgeons. Although there is not a Tesco supermarket in town, Tesco will deliver in the area if you order online. Local activities include surfing, swimming, tennis, walking, sailing, cycling, fishing, horse riding and golf (in nearby Studland), hill climbing and mountain biking.

Booking notes
We will require a deposit of 25% to secure the booking, the 75% balance will be required 8 weeks prior to your stay.

Cancellation

All confirmed bookings represent a contract between the Hirer and the Owner. If the Hirer wishes to cancel the booking, at any time, they will still be liable for the balance of the charges but if they wish they may instruct the Owner to endeavour to re-let the property. If this is successful, the re-letting charges are: 15% of the total rent. This sum will then be deducted from the deposit and the balance returned to the Hirer. Failure to re-let renders the Hirer liable for the full balance of any outstanding charges as per the booking agreement.
